About DepositSafe
Rental deposit escrow for residential tenancies in Ireland
DepositSafe holds rental deposits in escrow, so a tenant never has to send money to a landlord they have not met for a home they have not seen. The tenant pays the deposit by card, it stays in escrow until they have moved in, and it is released to the landlord only after the tenant confirms the move-in.
Why we built it
Many people have to secure a home in Ireland before they can see it: students arriving for a new term, workers relocating, anyone moving from another city. That is when a deposit is most exposed, because it is sent to someone the tenant has not met, for a home they have not entered. An Garda Síochána warns about accommodation fraud every year. We built DepositSafe so that the deposit is paid and visible to the landlord, but reaches them only after the tenant has moved in.
DepositSafe is not the deposit protection scheme that Irish law has provided for since 2015 and that has never been started: once released, the deposit is with the landlord for the rest of the tenancy. Read more in our guide to Ireland's deposit protection scheme.
How we work
- Deposits are capped at one month's rent, as Irish law requires.
- Landlords verify their identity before they receive a deposit. Tenants can verify too, if they wish.
- Card payments are processed by Stripe; refunds go back to the tenant's card and the landlord's share is paid by bank transfer.
- No payment leaves escrow before our team checks it.
- The Residential Tenancies Board stays open to both sides for any dispute.
