Move-in inventory checklist for rented homes in Ireland

By the DepositSafe team · Updated 13 October 2026 · Free to print and share

A written record of the condition of a home on the day you move in is the best protection for your deposit, whether you are the tenant or the landlord. When the tenancy ends, deductions are judged against it: the RTB expects a landlord to show the condition of things before and after the tenancy. Fill this in together on move-in day, take dated photos as you go, and both sign it.

How to use it

  • Walk through every room together. For each item, write its condition in a few words (for example "good", "small scratch on left door", "carpet worn by the window").
  • Take a photo or video of every room and of anything already damaged. Make sure the date is recorded, and note the photo numbers next to each item.
  • Both sign and date the last page, and each keep a copy.
  • At the end of the tenancy, use the "At move-out" column in the same way.
